Each lot within the Hidden Hills Subdivision is designed for one, single family residential dwelling.

With the exception of lots 68 through 88, the minimum dwelling living areas to be 1,800 sq. ft. for one-story & 2,500 sq. ft. for one-and-a-half story & two-story homes. This is for above grade and does not include the basement, attic, garage, porch, patio or other unfinished area in this computation.

All building plans, exterior design & location of each dwelling must be approved by the Architectural Control Committee (ACC). Submit a set of plans, specifications, plot plan, grading, exterior materials to be used, exterior design & colors as well as landscape plans. Submit these to the ACC for approval.

The required minimum front set back is 35 feet from a street right-of-way, 10 feet on side yards and 25 feet for a rear yard. Corner lots have 35 feet set back on the 2 adjacent street right-of-way sides, the setback shall be no less than 35 feet on the side the garage is located, and 25 feet on the secondary street right-of-way side.
- Each residence on a Lot shall have an attached garage for not less than 2 cars and be at least 20’ wide.
- Driveways to be concrete- Driveway set backs are 5’ from adjacent lots.
- Front of home to have landscape, front & side yards must be sodded.
- Developer provides a common mailbox per Village of Glen Carbon & local Postmaster. Owner to pay $150.00 fee to developer for the mailbox & key.
- Wrought iron, vinyl & aluminum fencing is allowed to the back of the property- starting at the back corner of the dwelling and extending to the side/back yards per setbacks given. Maximum height of 6 feet with construction maintaining 5 feet off adjacent lot lines.
- No above ground swimming pools. Inground pools to be approved by the ACC
- Accessory buildings/ pool houses are allowed but must be at lease 1,200 sq. ft. of floor space and be constructed of like quality materials as used on residence. Building may not be portable, mobile, modular or sectional in structure. No permanent sheds, trailers, recreational vehicles, tents, shacks, barns, outbuilding or any other temporary structure permitted. No barn or metal style roofs. Accessory building may not be constructed prior to the residential building. Any buildings to follow setbacks & have the ACC approval prior to construction.
- Basketball posts are permitted as long as they are permanently placed in concrete (or similar substance) and are not moveable and not facing the street.
- Playground and exercise equipment are permissible only in the rear yard & to adhere to the setbacks.
- No fence, landscape, tree or shrub shall obstruct view of the street for oncoming traffic.
MCT Bike Trails:
- Hidden Hills will have a direct access to the MCT Bike Trails
Schon Park:
- Schon Park may be accessed via MCT bike trails or within walking distance along Glen Carbon Rd.
Schools:
- Hidden Hills Subdivision is within the Edwardsville, District 7 School System
Water, Sanitary Sewer and Trash:
- Service is provided through The Village of Glen Carbon
Misc.
- The ACC shall be acting reasonable if it disapproves the drawings for a residence because such residence would be similar in appearance to other residences in close proximity.
